Russell Sears & Associates, LLC is an architectural CBE firm (LSXR98384022024) with 12 preference points and established more than 33 years ago in the District of Columbia.  It has completed numerous important institutional, educational, medical, office, commercial, residential, restaurant and entertainment projects.
 
It is the company's intention, responsibility and philosophy to capture the programmatic requirements of our clients and interactively translate their desires and images into creative, aesthetic, functional, efficient and cost-effective solutions that are sensitive to the environment, community and end users. The experience and services offered to the client are structured to cover all aspects of a project development ranging from: addressing programmatic requirements, building surveying / assessment, code / zoning review and resolution, Historical (HPRB), Fine Arts and ANC presentations and submittals, life safety and ADA review and compliance, test fit options and schematic / design development, construction documents production, permitting, bidding and construction administration.
 
Russell Sears & Associates has an excellent working knowledge of various types of clients' needs and requirements, along with a reliable network of consultants, engineers, contractors, code and LEED compliance specialist, and equipment and furniture suppliers.  Russell Sears is an LEED AP BD+C, and staff architects are registered in Virginia, Maryland and the District of Columbia.
 
We are a small firm known for our “hands on”, proactive, inclusive, practical, thorough, clear, efficient, cost sensitive and timely response. We are well versed with DC Zoning and National and Local building codes and their favorable interpretations. Our staff is experienced in numerous building / use types and our studio organization lends itself to our staff members being exposed to and proficient in a large range of different professional services, tasks and experiences. Our team of staff members, engineers and consultants are accustomed to working on complex and fast paced projects requiring the ability to multitask, scope of work sequencing and staggering of permit submittals and procurements to meet deadlines.
 
Project design schematics / development is handled by the principal with input from staff, consultants and engineers. It is then the responsibility of the project architect to carry the design through construction documents in conjunction and coordination with Cad technicians and complimented by weekly reviews by the principal of the work produced including a final review for errors omissions prior to permit and bid submittals. Principal and /or Project architect are present for weekly construction progress meetings as necessary. Many of our team of engineers, zoning, third party plan review and inspection consultants have been working alongside RS&A for over 25 years and we are very comfortable working with each other on complex, fast paced projects in which we complement each other in our review of each other's work for completeness.
 
The combination of our staff’s well-rounded experiences in design, graphics, communication, function relations, codes, permitting, technical detailing, contract document production, project management, consultant coordination, construction administration including shop drawing / material submissions review skills have earned us a very favorable response from Clients, Developers and Contractors as are expressed in our letters of recommendations. Our experiences on construction overruns have rarely exceeded 3-5% of the original construction contract unless the scope of work is modified by client. We have good communicating and negotiating skills and foresight which helps us complement the completeness of our drawings in order to keep the construction process running smoothly and are responsive to problem resolution in a fast, practical and efficient manner. We are well versed in “Fast Track” and phased projects and have participated in several Design-Build, CM and GMP projects.
 
Our firm has an excellent well established and reliable network of DC resident professionals in the field that can be drawn on if the need should arise to meet increasing workloads.
 
Russell Sears & Associates, LLC currently has a $250,000.00 per claim / $500,000.00 annual aggregate policy for errors and omissions and is not or has ever been debarred, suspended, sued or otherwise prohibited from professional practice by any Private, Federal, State or Local agency.
